On January 17, 2018, M-NCPPC's Full Commission adopted the Approved East Riverdale-Beacon Heights Sector Plan. The plan was developed through an extensive planning effort with assistance from area residents, the East Riverdale-Beacon Heights Sector Plan Steering Committee, the Town of Riverdale Park, civic associations, business and property owners, government officials and agencies, and other stakeholders. This sector plan contains Prince George's County's goals, policies, and strategies for the next 20 years of growth and redevelopment at the Riverdale Park and Beacon Heights Purple Line stations and preservation of neighboring communities. 
A final version incorporating the Planning Board Resolution of Adoption (PGCPB No. 17.118), the District Council’s resolution of approval (CR-95-2017) and administrative corrections will be published in Fall 2019.

Project Description 

A new sector plan has been completed that covers portions of the Town of Riverdale Park and several unincorporated communities including Riverdale Heights, Templeton Knolls, Crestwood, Beacon Heights, and East Pines. The focus of the plan is the two future Purple Line stations—East Riverdale and Beacon Heights-East Pines.

The plan has developed strategies that prioritize needed transportation and environmental enhancements that capitalize on the opportunities that the new Purple Line stations will present. The plan's specific recommendations focus on redevelopment, revitalization, and overall community improvement while preserving diversity as the market shifts and development intensifies. 

The plan was a collaborative effort involving the various County agencies, the Town of Riverdale Park, residents, business and property owners as well as state agencies, and local institutions, such as nonprofits and civic associations.
